EpiCity Gives the “Green Light” in Powers Ferry Business Park
EpiCity Real Estate Services is working with Net Zero USA to convert some of its existing interior lighting at Powers Ferry Business Park to a more energy efficient lighting alternative.
“We continuously strive to improve the economics and aesthetics of our clients and customers and to be ‘greener’ when and where possible,” said Tom Stokes, president of EpiCity Real Estate Services.
The Powers Ferry Business Park, located at 2030 Powers Ferry Road, is an office park that is managed by EpiCity. Powers Ferry Business Park has suites from 930 – 17,250 rentable square feet, as well as an on-site conference center. Its conference center is serving as the pilot program for new interior lighting for the complex.
The new lighting comes from Net Zero USA, a national company specializing in comprehensive commercial energy reduction including solar energy solutions, energy management systems, and energy efficient commercial lighting packages. The goal is to substantially reduce business net operating costs by permanently lowering or eliminating purchased kilowatt usage.
Andy Deas of Net Zero USA is spearheading this endeavor with EpiCity, by replacing the old T12 bulb technology, which is less efficient, and installing T5 technology. The new ballasts are custom built and can survive power surges of up to 470V. According to Deas, companies don’t need to replace its lighting fixtures, just its lamps. This is accomplished using its T5 Adapter technology, which can retrofit a typical 2’ x 4’ fixture in just a few minutes, saving time and money. Currently Deas and his team are showing its myriad of colors, fixtures and fittings in the Powers Ferry Business Park Conference Center, and giving EpiCity the choice of many solutions.
“The old bulbs are getting more difficult to find and people are seeing that something needs to be done,” said Deas. “We are offering solutions, with full UL listing, which are both energy efficient and cost effective. These solutions offer better light, using only one-third of the power and none of the heat.”
The T5 bulb is the closest to full spectrum light, mimicking natural daylight and is now being used in retail, schools, restaurants, and office buildings, according to Deas. “This new technology can generate savings up to 79 percent on a light fixture,” says Deas.
Allen Morrow, EpiCity Real Estate Services’ customer satisfaction specialist, is overseeing the project. “I’m excited to see the lights and to see how the new technology saves on our electric bill,” said Morrow.
