Warner Ray, Business Development Specialist for EpiCity, talked with us about the company’s brokerage services. Warner is working with EpiCity’s tenant representation group, providing representation and consulting services for existing clients and spearheading initiatives to provide these services to new clients.
“EpiCity has unique offerings all around Atlanta,” said Warner. “We can fill many needs, and if you can’t find the office space you need at one of our properties, we will help you find it somewhere else.”
According to Warner, he works one-on-one with customers needing office space and they usually come to EpiCity after hearing about one of its spaces. Customers contact Warner, go over details on the phone, and then tour the space. If it’s not a perfect fit then Warner has the resources and expertise to find a perfect match once he knows the desired features and budget.
Many people who he’s working with want an open floor plan loft office space, with high ceilings, an abundance of outdoor light, and space between 800 – 3,000 square feet. About 75 percent of the people who are looking for offices want in-town – Buckhead, downtown Atlanta and Midtown.
“Our customer base is a mix – some people come from out of town, want to relocate, are downsizing, and others are starting a new business or used to work from home,” says Warner. “Many of our clients begin the search for new space on their own. When they engage EpiCity, we are able to quickly survey the market and identify the best options for their unique needs. Then we begin negotiating the best deal for our client, ensuring that all of their needs are addressed.”
EpiCity’s sweet spot is smaller, boutique firms, with a staff size of two to 15 employees. With its resources, the company can help any business owner find exactly what they need and assist them every step of the way.
