An exchange client was short on time to find a replacement target and EpiCity was asked to help. This asset was acquired even though the client would need to invest additional funds post-acquisition for repositioning. The property was unattractive for a few reasons, including an existing 12-month lease in which the last 6 months were rent-free.
Within 16 months of acquisition, EpiCity was able to attract an as-is purchaser. The business next door (World of Rugs) was looking to expand and this facility provided the perfect space. After the sale, this location was rebranded and is now known as The Foundry, and the area has become a well-known home furnishing and retail destination.
