Memorial Drive in Atlanta is Ripe for Development

Memorial Drive in Atlanta

Memorial Drive in Atlanta is seeing  multiple development and adaptive re-use projects and EpiCity is excited to be a part of the action. Stretching from the Downtown Capital, east towards Edgewood, Kirkwood and the southern edge of Decatur, the Memorial Drive corridor is rapidly becoming one of Atlanta’s most sought after destinations for new investment and development. As much as $1 billion in new investment and development is currently planned for Memorial Drive in Atlanta, with notable developers in various stages of development of multiple, large-scale, mixed use projects.

For many years this stretch of Memorial Drive has been an underutilized industrial area creating a disconnect between in-town neighborhoods, such as Grant Park and Ormewood Park, with areas to the north. The economic forces driving these new development opportunities are many, including Millennials seeking authentic, live/work destinations, proximity to core business areas including Downtown and Midtown, proximately to major transportation options, as well the continued development of Atlanta BeltLine.

The core of the Memorial Drive redevelopment corridor is one of the most dynamic and exciting areas along the BeltLine among Atlanta’s Downtown neighborhoods. Besides existing residential, restaurants and retail including Glenwood Park, The Jane, The Leonard, Six Feet Under, Harper Station, Home Grown and many others, there are multiple high profile redevelopment projects planned or under construction.

More restaurants, yoga studios, schools, townhomes, apartments, and retail stores are just some of the new projects that are coming to Memorial Drive.

Georgia State University, which boasts over 32,000 graduate and undergraduate students and is a cultural and economic keystone for the region, is central to the revitalization of Downtown Atlanta. Georgia State’s growth and future plans, including the expansion of student housing and amenities, and a new law school building, are providing the drive for private developers to invest in the area.

Nearby is the Atlanta BeltLine, which is the most comprehensive transportation and economic development effort ever undertaken in the City of Atlanta, and among the largest, most wide-ranging urban redevelopment programs currently underway in the United States. The Atlanta BeltLine is a sustainable redevelopment project that will provide a network of public parks, multi-use trails and transit along a historic 22-mile railroad corridor circling downtown and connecting many neighborhoods directly to each other. The completed Northeast section of the BeltLine has proven to be a success, driving new development and growth into the surrounding communities.

We invite you to come to Memorial Drive. Give us a call and we’ll show you around so you can see for yourself.
